Runtime is added. But there is no way to define a folder with JBoss.
I don't know what you mean by this.

well... to start the server, IDE should know WHERE Jboss is located, right? And HOW can I tell it to IDE?
For example, I have JBoss in /home/.../jboss. But IDE does not know about it... And it does not ask me about Jboss location...

In order to create a new JBoss server / runtime, you have to put that information in.

There are several past posts and links to demos that show how this is done. File -> New -> Server -> JBoss Inc -> then pick your server type nad fill it all in.

In order to create a new JBoss server / runtime, you have to put that information in.
But there is no places to put this information... The "Next" button is disabled in "New server runtime" dialog!
If I select "JBoss->JBoss v4.0" then I can press "Next" button and put information there. But if I select "JBoss Inc. - > JBoss 4.0 Server Adapter Runtime" then "Next" button is disabled.

Here is description of the same problem:
http://www.jboss.com/index.html?module=bb&op=viewtopic&t=93240

I can run JBoss from "JBoss->JBoss v4.0", but how can I deploy my custom jar (with ejb 3) there?

Do not do jboss -> jboss v4.0.

ONLY use "JBoss Inc" ones.

But how can I use JBoss Adapter without specifying JBoss folder?!! There is no way to put this information. Perhaps, plugin works wrong...
For example, when I try to Open launch configuration from Server Overview the following error occurs:
"Exception occurred creating launch configuration tab.

Reason:
No tab group defined for launch configuration tab org.jboss.eclipse.as.core.jbossLaunch"
and then
"No tabs defined for launch configuration type JBoss application server"
And when I try to edit JBoss Adapter Runtime
(Window->Preferences->Server then select JBoss 4.0 Server Adapter Runtime and click "Edit..." button or click "Edit" hyperlink in "Server Overview") no window appears...
So what is wrong with pluging?
I installed JBoss tools from JBossIDE-JBossAS-Tools-1.0.0.Beta2.zip, not from JBossIDE-2.0.0.Beta2-ALL.zip.
